According to the Building Act, it is an offence for an Owner Builder to sell a building within 6.5 years without a Owner Builder 137b Report.

This includes properties with a building permit issued to owner builders for new homes, renovations, alterations and additions.

IMPORTANT

This report does not place any legal obligation on the Owner Builder to rectify defects or complete unfinished works. However an insurer may refuse cover for certain defects or at all. The list of defects in the Report means that those items are not covered by Warranty Insurance.This offers protection to the Owner Builder against future claims.
